Originally built in 1789, Borderline Farm sits in open farm country amid barns and sweeping hayfields. The house was given a total makeover completed in 2010, with coziness, comfort and ease in mind. The style throughout is very plush - oversize down sofas, multiple seating areas, open plan, enormous Rumford fireplaces, well-curated antiques, Venetian plaster walls, a Shaker dining room for 10 (w/FP).
The gourmet country kitchen has both a gleaming copper island and a full-size dining table with Windsor chairs and Chippendale sofa seating. Ten windows on three exposures open to the terraces and sunset. The appliances are all top-of-the-line: 8-burner Viking range, Sub-Zero fridge, Miele D/W and W/D. Multiple sinks, work stations and espresso bar.
Not one but two offices on the ground floor, formal entry, mudroom, ‘day room’, beamed great room in a soaring antique barn, library/music room. Separate and dramatic staircases lead to family bedrooms in one wing, guest suite in the other. The master suite opens into a spa-like bath sequence, with cast-iron Kohler jacuzzi tub, tiled steam shower, double sinks, bidet, plus easy chair and Tibetan wool carpets. Matching walk-in closets open to expansive bedroom, with two seating groups, California king sleigh bed and ten windows on three exposures to the sweeping views and western sunsets. Linens, bedding and mattresses throughout the house are new and hotel-quality. Also upstairs in the family wing, a cozy queen-bed guestroom, second full bath, and central den with flatscreen HD/DVD.
The cathedral guest suite opens to the great room below, with chestnut beams, window-seat, an alcove powder room, two closets and a four-poster queen bed. Finishes are romantic and rustic, with leather and sheepskin upholstery, wing-chair, marble-top tables, Irish pine dresser.
The swimming pool sequence is a European design, with a spring-fed shallow pool overflowing by waterfall to the 70′ in-ground Gunite pool, max depth 9′. The entire system is maintained without chemicals thanks to the ample daily flow from the crytal-clear Alford aquifer. The pools are framed by dramatic, natural sandstone and marble formations threaded with xeriscape rock garden and fountain grasses. Borderline Farm boasts the first “European” or ‘green’ swimming pool in Berkshire County.

Borderline Farm is a 5-minute walk down a country lane to a well-kept secret, the swimming hole at the Green River. 5 minutes by car to Simon’s Rock College and Kilpatrick Athletic Center; 7 minutes to Gt Barrington attractions, 8 minutes to Catamount and Ski Butternut. The nearest restaurant, John Andrews, is Zagat-rated, award-winning and popular with locals. Nearby villages of North and South Egremont provide convenience shopping, antiquing, wine-and-cheese merchants and additional excellent restaurants.
